How the german mortgage calculator works
Plan a home purchase: purchase costs (German real estate transfer tax 3.5–6.5 % by state, notary and land registry, estate agent), the loan you need after your down payment, monthly payment, balance after the fixed-rate period and amortisation schedule.

- 1Purchase price: €400,000.
- 2Add €42,280 purchase costs: transfer tax €20,000, notary and land registry €8,000, agent €14,280.
- 3Subtract your €80,000 down payment. The rest, €362,280, is the loan.
- 4The monthly payment is a twelfth of interest plus repayment: €362,280 × 5.5% ÷ 12 = €1,660.
- 5The fixed-rate period (here 10 years) is how long the borrowing rate stays fixed. Whatever is still owed after that, the remaining balance, you refinance at the rate of the day.
- 6More repayment lowers the remaining balance, because every euro repaid shrinks the debt and the interest on it: with 3% instead of 2% the payment rises to €1,962, but after 10 years you owe only €232,373 instead of €275,676.
Working backwards: from the goal to the input
- How much can the property cost? Here you set the goal, for example Monthly payment €1,500. Fixed: Down payment €80,000, Borrowing rate p.a. 3.50%, Initial repayment p.a. 2%. The calculator looks for the value of Purchase price at which the calculation hits exactly this goal: €368,339.50 (rounded down to the cent so the limit is surely kept). Check: with €368,339.50, Monthly payment comes to €1,500.
- How much down payment do I need? Here you set the goal, for example Monthly payment €1,200. Fixed: Purchase price €400,000, Borrowing rate p.a. 3.50%, Initial repayment p.a. 2%. The calculator looks for the value of Down payment at which the calculation hits exactly this goal: €180,461.59 (rounded up to the cent so the goal is surely reached). Check: with €180,461.59, Monthly payment comes to €1,200.
- What repayment fits my payment? Here you set the goal, for example Monthly payment €1,500. Fixed: Purchase price €400,000, Down payment €80,000, Borrowing rate p.a. 3.50%. The calculator looks for the value of Initial repayment p.a. at which the calculation hits exactly this goal: 1.47%. Check: with 1.47%, Monthly payment comes to €1,500.
